did a search to see all what is available in the SE for under "3 bedroom semi under £450k"
In Kent & Hampshire there are quite a few 3 bedroom semi's in & around or under £200k
Maybe 'ScotinCanada' can come back with a specific town or county that he is looking at?

Oh I'm not the OP and no longer looking to move round here - I'm trying to move to Canada!
I just had a wee moan about house prices.
We gave up trying to move round here last year. For info, in case you're interested, we live in Hertfordshire and needed to live within a 15 min walk of a train station that takes us into Kings Cross for work. That's where the premium prices come in. Yeah if you can live away from a commuting route the prices go down....

Do you pay any tax ( canada or UK ) on the property you sell in canada, when you move back to the uk ?
Or is exempt, as it is your only residence at the time ?

if its your principle residence (the place that you normally live in) then the answer is no tax on the sale (gain in price) of the principle residence
