Lived in a mobile for ten years, it was built for northern BC so was nice and cosy in the winter however it had large windows which made it uncomfortably hot in the summer but if you like air conditioning you're OK. My neighbours have a built in single wide, looks like a regular house, sits on their own private lot, looks quite nice and nothing trashy about them. Look into bylaws for where you want to live. Kelowna for example, will only allow you to put a mobile on a ten acre parcel. If you're building, they'll allow you to live in the mobile until your house is finished, then you can only use the mobile for storage or sell it on. Other minicipalities may have similar rules. HTH.
