Feeling bit fed up

Know how you feel, we,ve had house on market since Dec, hang on in there it is early days, we have just accepted offer on ours after having been let down at the last minute by the last prospective buyer.. We got fed up of showing people around who didnt even have their own house on the market, we asked agent to send us only those who were in a position to complete.Keep your chin up, it will sell......
I said a prayer to St Joseph for you, worked for me....

Just thought I'd come on here for a bit of a moan and to sympathise with Gay a bit.
We have had our house on the marked for two weeks now and were assured that the first two weeks would be really busy for us with viewings, yeah right! We had two viewings on Saturday and that's it, they both amounted to nothing as well.
We have had to ring the Estate Agents to get feedback from these viewings and we just don't get the impression that they are doing much.
We know it's early days but we are not getting a good feeling about this, should we ride it out for another few weeks or maybe look to move to another Estate Agent? Hmmm, I don't know, might give them until the end of this week, then if we haven't had anymore viewings go and speak to another Agent.
Sorry for moaning, I know there's others out there with worse problems than us.

Have you considered selling your house privately? have a look at http://www.houseweb.co.uk/. It only costs a few hundred pounds to sell (not like an estate agent). You still have to get a solicitor but thats stilll cheaper than paying an estate agent, we priced on up at and I think it was about £500. We are considering doing this and saving ourselves a lot of money. The buyers contact you direct so it is more convienient for viewing times, and I think that you know the local area so much better than an estate agent (schools, shops etc) so can tell them what your house has got to offer. Some people have sold their houses in days doing this!

Sorry you are having a tough time of it. Have you tried internet sales options like "Houseweb"? We put our house on the market with them way back in Jan '06 and had quite a few viewings. In the end, we didn't sell through them as we had a fairly unique property (it eventually took a local agent nearly three months to shift it - and they really pushed!!)
Houseweb get round the 'sole agent' bit by being a publisher - they simply publicise your property on the internet, linking to property pages etc. They do a package that includes pictures and a 360 virtual tour all for about £300. If you get a sale that's a lot of cash saved.

Don't give up hope.
We put our house on the market in early March and already had someone who wanted to buy it lined up but they had their own to sell. Up to last weekend we had 6 viewings and everyone who viewed it wanted to buy it but had their own places to sell first. We accepted an offer but the buyer's chain collapsed and whilst we were under offer another interested couple had sold their house and found somewhere else to buy. We accepted another offer and the same thing happened again. So two chains collapsed and whilst we were under offer we lost two other buyers!
Our solicitor told us that we needed a miracle as with the time left it would be impossible to find a proceedable buyer and go through to completion before we leave for Canada on 21 May.
Yesterday that miracle happened. A couple came to look at the house, loved it and agreed to buy it. Whatsmore they will simply have to get their cheque book out to pay for it as they have the cash and don't need to sell their own house first and have agreed to complete on the day we leave.
Someone, somewhere must be looking out for us as we have had more than our fair share of luck recently. Good luck to the rest of you and hopefully our situation gives you a bit of hope - miracles can happen!

HI there I do sympathise with you - its all so nearly there just waiting on this one last thing - I actually advertised our house on here under the classifieds and also put it on ebay to get more exposure - dont list under actual property or itll cost you lots more use one of the home and garden categories instead.
but we didnt get any leads from these 2 avenues - you may or may not have better luck? worth a go though.
