I just don't want to get ripped off, that is all and I believe that sometimes Estate Agents pass on to much info and it gives the prospective buyers the chance to try to knock you down further than you want to come.
I want to take as much with me as possible and I know that the year spent fighting CHC through federal Court has put us in a much worse position than if we had gone when all those on a similar timeline went in August 2008....Recession had not really started then and the $cdn rate was quite good. So anything that will save us money...has to be a good thing.

I wish we'd sold last year. Recent sales in the area affect the value and some desperate folk down the road recently sold their house at a really low price. Initially it was priced too high and was on the market too long. So, I guess setting a realistic price and selling quick is the best way to avoid that happening.

Our timeline is similar to yours. Just getting the house ready to put on the market now, but want to move in July. We are in that difficult place where we don't want to move out before the end of June (as son has exams and we would like to minimise his disruption), but equally we don't want to be kept here by an unsold house when our new life is waiting (and notice for jobs has expired!).
PS Lots of lists and Excel are my friends for getting everything sorted!

I am in exactly the same position as you, but to add to our misery......we are having a house built which should be ready by end June in Canada. We have to get there soon as we are able to complete the purchase and mortgage, so the builder is not sitting on a house that can't complete.
Also My eldest son is sitting all his GCSE's a year early, so he can try to maximise his education in the UK and start his school life in Canada with some qualifications already under his belt.....but we are having to organise a lot of additional study between now and then....and...bless him...he has coursework to do on top of that. But fingers crossed...it will all come good.

Had the house valued today and going on with Homes About in Peterborough who charge £995 + Vat
They are sorting the HIP too and Conveyancing. Pretty quick off the mark, the Energy Assessor came this afternoon...so should be on the market before the end of the week. With, of course, the proviso that we cannot move until July....everyone will be told that from the outset...and if they can't wait...they had best find another house.
By the way 'My story' held up well with the estate agent !!!!!

Hi,
We also had a big Canada file and a big book of lists. It seemed like as fast as we crossed one item out we added another!
Our move was highly stressfull, I was pregant but my husband, I and our 2 kids already had our PR cards but were still in England trying to sell our house! I thought I should check with our immigration lawyers about what to do after having the baby, so imagine my shock when they told me to have the baby in Canada as it was the only way of guaranteeing PR status for her!
This was in November and we moved over on 16th February. We had nowhere proper to live, no jobs, not much money, no house sale in Engalnd and I was pregnant. Luckily my OH got a job the day after we arrived and all four of us lived in a family members one bedroom basement apartment for 6 months until after our daughter was born.
A year on we are more settled and the stress and strain of the move seems like a distant memory. I would just say make lots of lists, be prepared to be stressed, be prepared for doubts and second thoughts, lack of sleep etc.. but it will be worth it in the end.

we are looking to move in June, we put the house on the market just before Christmas, we have had lots of interest but everyone seems to have something to sell. Worst case scenario OH will go over and start work in JUne and I will stay and tie up the loose ends... If we sell early we will move in with my parents

Having landed in Canada in Sept 2008 and then had to come back to the UK to sell the house, as of last week the house is sold ! The plan is to move to Canada by the end of June this year so we can look around some schools before they close for the summer holidays. When do the school holidays start please in Ontario ?
We are looking to move to the Waterloo area.

I think that the schools close the last week in June...not sure of the exact date. Did you know that the ontario schools I have made enquiries with last week, where we plan to send our boys, open two weeks before the start of term in September for Admin and new starter registrations.....just thought this might be useful info for you. They go back to school 8th september this year. You can google the schools you are looking at and get the phone number...and then ring them.......they can then tell you of their arrangements. (Sorry if the last seems obvious....but with so much going on...wanted to give you as much info as I could). Also if you know the address you are likely to move to....you can see if your kids are entitled to free yellow bus transport. As it goes by distance from school. You would get that info from the education dept for the area.
