Considering a move to Vancouver

I'm not really looking to buy a house at this point so the crazy prices don't affect me too much, also I'm an Australian so I'm well used to stupid house prices 
Looking online I see a fair few places in the 2-2.5k a month ballpark that I think would be acceptable to me.
As for commuting I'm pretty reluctant to do it by car I don't mind sitting on a bus or train but driving in peak hour is not a relaxing way to start your day.
How is North Vancouver for getting a bus into the CBD?

The sea bus takes about 15 minutes to cross, and runs every 15 minutes or so, and the sea bus terminal on both sides are major transit hubs.

East van heading over towards Burnaby might be an idea, good public transport links. good area and not too far from downtown.

$120k with wife and 3 kids won't get you a 3 bed detatched house in Vancouver unfortunately. You are going to have to look at suburbs east of vAncouver that are on commuter routes such as Burnaby, Coquitlam and Port Coquitlam. There are some great new housing under construction in the upper 700s in these areas and Vancouver under 1 hour drive.
Average homes in Vancover top over a million dollars and they are often old and need of repair. 2million would get you a renovated detached property!

They are, of course. If we look at say, Kensington and Chelsea, we find that the few people who live there earn peanuts and yet the houses cost tens of millions of pounds. It's been like that since I've been alive.

Also, good transit links in burnaby - better than Coquitlam or Poco. It's around 15 minutes drive from where we live to the CBD, around 25 mins by bus.

I would rent in Vancouver..I lived in Richmond which is by the airport. Was it fantastic, no, but the rents were lower than Van or North Van and about 30 mins by express bus to downtown ...had a car, but traffic is bad. North Vancouver is very pleasant but bridges to cross, but on the other hand North Van is near Blackcomb and Whistler for skiing. Abbotsford and all those outlying..outside of the city and nothing there to give merit.
