Did you use a banks mortgage calculator? I did and i could only borrow $300k, I then spoke to a Canadian Mortgage broker and i can be approved for $400k. It was the same in the UK, the banks said not a lot the financial advisor said not a problem.

As others have said, we came to calgary because we wanted to come to calgary. We are renting and have been since we got here in october. As i now know what i can borrow we will spend the spring and summer researching areas, finding the right place to live then buy when our rent is up later this year.

Rent first, settle in, build up canadian credit, get to know the areas, you will meet people who will recommend a mortgage broker and you will find out that $245k might be higher.
