U got the house on the market yet chick? Our new tenants who are moving in just after we move out are now talking about buying it! :)

Hi Jen, just wondering still about all this renting out my house m`larky, was looking for some advice, cause i know your going thru all of that stuff. Is it best to get the estate agents to just basically manage it & get the tenant for you and you sort all insurances out etc yourself? This is what I was thinking of as the EA cost an arm & a leg if you get a package offa them which involves their insurances for building/landlord ins and ins if a tentant breaks agreement so monies continually go into your bank regardless, Im proper stressing about it all because we were wanting to get bk over by end Feb, but dont feel Ive gotten anywhere, its like one step forward 20 back!!!

Yeah house is on the market. Has been Since mid-Nov. We have had about 13 viewings with 2 silly offers. So not getting anywhere but I am being positive and we will get a reasonable offer soon.

That'll be good for you if your tenants purchase the house. Will you accept "silly" offer to sell or expect a reasonable price?

Reasonable price, they're paying 6 months rent up front, so that takes us to the summer, will see then what the market is like and consider an offer, so long as it's a decent one. Ideally I'd like 20k profit out of it...but we'll see...

I just got an agent http://www.letsrentni.co.uk/ and they found the tenant, I'll arrange the insurance etc myself. I'm still quite DOH about the whole thing to be honest, I'm just hoping I've got all bases covered! :eek:

We may just have to! We have roughly looked at the figures but would need to sit down and do the proper sums and then see. Although my gut feeling is we should sell the house even if it is less than we're asking.

We'll just have to see. Fingers crossed though. It will sell for asking! :)
