Oh well, he is apparantly contacting a surveyor this aft so I will see what happens. If the surveyor comes then I know he is serious and I will plan the next move.
We also won't have to pay the agent so that will save us £1500, we should be able to sell our furniture for around £2k so really we are only losing about £2k off the lowest we would have sold for including all our stuff which was £90k. As we all know £2k isn't a lot when you are selling a house.

I guess with you not having to pay the estate agent fees its not too bad an offer, go with your gut feeling. I wouldnt wish our situation of being on the market for 10 months on anyone so IMHO take it.

We've no choice now cos hubby told him yes. We were going to discuss it tonight
Mind when he rung he said to me "How desperate are you to go to Oz", and I said "very". He then told me that his mate had offered £85k and the first thing I said was "Take It." So I'll let him off
I really need to get going, I have been so depressed this past three weeks, very unlike me. I think I have to just go for it if only to keep my sanity.

Thanks guy's
I am trying not to get too excited just yet in case something goes wrong and he changes his mind. But it feels good not to have to worry if someones going to ring to look round.
he's coming up tonight (fingers crossed) to discuss things so I will let you all know how it goes and if he turns up

Just make 100% sure that you don't have to pay anything to the estate agents. Some of them have "selling rights" cleverly put into the contract so you end up having to pay their fee even if you find a buyer yourself.

How long has it been on the market, and what's the latest you have to sell by?

Be very careful with this one - they could sting you when you're not expecting it.

The contract state's that "if they introduce the buyer" then I have to pay a fee. Also i will just tell them that I have changed my mind. If they want paying for the advertising then I shall pay them for the 3 ads they have put in the paper. They have told us the first 3 are free then we have to pay £30 for every one after, so I shall write them a cheque for £90.
They think that we are selling to release the equity for a business venture, so I shall just say that we are taking out a loan and are renting the property out to pay for it.
I really don't care, they can send us a bill, doesn't mean I have to pay it though
(only kidding)

Give your hubby a hug (or more) for not being indecisive. Having doubts and postponing things like this could very well ruin a deal. Now you've got one and I hope that You'll be signing contracts soon.

Wendy - I've just seen this,
I would have said take the offer but see you've already decided to do that.
Good luck with it

OK - the estate agent said they could sell it for around £92 - £95k. The offer is for £85k. No chain, cash sale and can complete in 4 - 5 weeks. We can live in the house rent free until the day we fly out.
We have had 4 phone calls in the past 6 weeks. 2 already had offers accepted on other houses, 1 didn't turn up and 1 offered £92k then pulled out 2 days later.
In the past three weeks, 4 houses have sold in adjoining streets on similar types of houses. However I don't know how much for. They were all on the market between £87,500 and £110,000
Now the dilemma is do we take the house off the market and sell to this guy, that way we save estate agents fees and make a profit of just short of £48k on the house ( had it for 2 and a half years ) or do we hold out for a while and see if anyone else comes along with an offer of more than £90k which is the price we originally said was our lowest.
Any comments welcome
Thanks
