Dilemma ???

We have just had an offer on our house and I'm just wanting a few opinions please.
OK - the estate agent said they could sell it for around £92 - £95k. The offer is for £85k. No chain, cash sale and can complete in 4 - 5 weeks. We can live in the house rent free until the day we fly out.
We have had 4 phone calls in the past 6 weeks. 2 already had offers accepted on other houses, 1 didn't turn up and 1 offered £92k then pulled out 2 days later.
In the past three weeks, 4 houses have sold in adjoining streets on similar types of houses. However I don't know how much for. They were all on the market between £87,500 and £110,000
Now the dilemma is do we take the house off the market and sell to this guy, that way we save estate agents fees and make a profit of just short of £48k on the house ( had it for 2 and a half years ) or do we hold out for a while and see if anyone else comes along with an offer of more than £90k which is the price we originally said was our lowest.

The estate agents life isn't on hold; yours is. Will GBP5,000 to GBP10,000 make that much difference to you in the grand scheme of things?

It sounds like a good idea that you can stay there until you move and you will save on estate agents fees too but you could make extra money by waiting to see if someone else puts in a higher offer. Its a really hard choice.
We have just taken ours off the market, the man who was buying was messing us around and had not even got a mortgage in place so we have decided tp keep it and rent it out instead. Its a pain in the arse though osnt it?
Go with your gut feelings.

You can keep it on the market until the buyer exchanges contracts. Or make it a requirement that it will remain on the market until a certain point ie the solicitor has started the searches etc - at a point where a serious buyer has started incurring cost to show their real intentions.
Take it you have had at least 3 agents already through to compare with?
A fast and easy sale is well worth a couple of £K's.

The guy who has made an offer is a friend of my hubby's. So he has said we can stay in the house even after completion until we actually fly.
I think we are leaning more towards taking the offer. I will keep you all informed.

go for it wendy, tell the agents to take it off and grab the offer in my opinion! you know how difficults its ben for lots of people on here selling and being let down before. and just think of the money you'd save in rent too! that could end up amounting to a couple of k before you go!

They say they don't think it's overpriced, but we haven't had any interest at all for three weeks, well except the guy that was supposed to come Saturday but didn't turn up!! So it must be.

Oh well, he is apparantly contacting a surveyor this aft so I will see what happens. If the surveyor comes then I know he is serious and I will plan the next move.
We also won't have to pay the agent so that will save us £1500, we should be able to sell our furniture for around £2k so really we are only losing about £2k off the lowest we would have sold for including all our stuff which was £90k. As we all know £2k isn't a lot when you are selling a house.
