I've been looking on the net for a building company that can quote a ball park price for putting two townhouses on my current site here in inner Melbourne. The thing is I havn't a clue how much this would cost, and the best figure I can come up with is between 280,000 aud right through to over 500,000.

I'd like to build two townhouses and sell one for the full cost of building the one I'd like to live in. To do that I would need to keep both building costs to around 400,000 bucks.

I've got a fairly large block for where I live, with quite an old run down 3 bed Victorian house, that needs at least 100,000 bucks spending on it, possibly more and I cannot be stuffed, because every reno I've tried has failed so far. I've probably wasted 40,000 bucks on the fixes I've tried.

The dimensions of my block at circa 33 metres x 11 metres, or a double block in local terms. I'd like to build two upmarket if possible townhouses with central courtyards, and hopefully balconies to take advantage of views over parks and towards the city. Can I build two x 23 square homes for 400,000 or can someone point me in the direction of a building company that specialises in townhouses, with some costings available to me.

I dont want to end up building and having to sell both of the damn things, or wasting 3-5,000 grand on consultants to find I cannot afford it.

I've run out of options now, and am turning to your goodselves on here, as I want my housing sorted in 2007.

First stop council for planning and development fees including any contributions.

Next is the pay now or pay later problem.

Pay now:
get someone to draw plans so you can go to a cost estimator to find out if it is feasible. Pay fees.

Pay later:
Go to builder to get 'free' advice. Builder tells you what you want to hear so you sign up. When it is too late you discover that you will be paying for the extras, and paying, and paying until you sell up the lot or have someone do it for you...:scared:


Pay the fees to get impartial advice so you can make an informed decision.

Ta WW, Im sure I would get housing approval as there are similar developments all around me.

I may well have to bite the bullet and get it costed professionally, so thanks for that

If I were to sell and move, someone will probably do exactly what I propose, I'd be really annoyed with myself if that happened.
