Who do we give notice to?
Just wondering if anyone else has had experience of renting a property and discovering that the rental agency has done a runner/vacated their premises/gone into liquidation, whatever.
We’ve been renting a small unit since October last year whilst our house is being built. We have been trying to contact our rental agents for the past few days to give our 2 weeks notice. They didn’t’ respond to e-mails, their phone kept ringing out and they haven’t responded to correspondence.
We discovered yesterday that they have vacated their premises, and are in fact no longer the managing agents for our tenancy. No one seems to know where they have gone or whether in fact they are still operating. The real estate who have taken over their premises are none the wiser and have no idea who would have taken the rental property over.
So in effect, we are unable to give notice as we have no idea how to contact the owners, and have no idea who to hand the keys in to.
And as for our bond refund, we will just apply to the RTA as normal and hopefully there won’t be a problem.

The RTA will attempt to contact the other party on the bond. if they dont respond within a fixed time, I think 14 days, then the bond is returned unchallenged to you.
Check your lease agreement and the Bond letter from RTA both should have the owners name

if you pay your rent by direct debit might be worth cancelling that if the rental company have buggered off.......keep your rent till you find out where it should be going

Refer to your contract of tenancy - it should give their postal address as the one to provide written notice to. Send it recorded delivery to that address - it will either be passed on to them or the receiver/liquidator. They should of sent out details, I know if I was the landlord I'd be pretty worried about now.

We paid our rent week by week, so no DD. Having said that, just wondering where our rent has been going as it was paid into the managing agent's trust account. I'm assuming the owners have been receiving it otherwise I'm sure they would have been on our doorstep.
