According to my work collegues, many of whom live in Warnbro, its a good suburb. (my personal opinion is its an average suburb but compared to some rockingham suburbs its good - Secret Harbour, Safety Bay, Singleton and Baldivis are the best suburbs in Rockingham)
The primary school in Warnbro is about "normal", maybe just above average. You shouldnt have the major problems that some of the other schools in Rockingham have.
If you are thinking about Warnbro, accepted wisdom is that old Warnbro is better than new Warnbro and beach side of Warnbro Ave is better than Ennis Ave side. Expect to pay between $200k and $300k for Warnbro.
Regarding jandakot, its definately more than 10 mins away, (I work in the North/central part of Rockingham and it takes me 10 mins just to get to the freeway, with another 10 mins up the freeway before I get to the Jandakot turnoff) so I would say from Warnbro more like 30+ mins depending on traffic and likely to get longer as the roadworks for the new railway line extend down nearer Rockingham.

I have to agree with one of the other contributors, Kallaroo is definitely the nicest suburb we have seen, and property prices there are apparantley lower than adjacent suburbs. All the agents we have seen say Kallaroo is definitely one of the suburbs to watch for healthy increases over the coming years.

Well I live in Warnbro/ Port Kennedy border and love it here. I live on the beach side of Warnbro Sound Avenue too.
As someone said, nobody can tell you where is the best suburb because we all have our favourites and reasons for chosing a suburb to live in.
The older part of Warnbro is just that....quite quaint in its way with a mix of huge new houses and older style smaller ones.
There is a newer part of Port Kennedy too near the golf course.
It depends where you live in the UK as to what you consider rough/ nice areas ...
There are streets that I wouldnt choose to live in but by driving around you can very easily get a feel for a place.
The Rockingham area has a while ago been described as a concrete jungle by someone....but she wasnt happy here and maybe came from a country area in UK...she went back too...hope she is ok..havent heard from her on here since she went back.
My daughters go to Warnbro High and are both doing well. I find the very lax uniform rules a bit weird...ie can wear jewelery and makeup and jeans and sneakers too!...but the girls think that its great.
Prices do vary a lot as vegemite kids says 4x2 old warnbro....220-280k maybe (esp if you buy on the shops side of warnbro sound ave.).The newer beach side parts of warnbro have some very nice big houses that can cost you up to 900k.....
port kennedy can vary greatly......300-400k....and I should know as we are looking to move soon and have scouted around for houses.....but staying in the area.
So as you can see it varies greatly the price of houses but in general I love it. If you are a young couple without kids and enjoy pubbing and clubbing you may be disappointed. Our 20yr old likes the area but thinks its crap as far as nightlife etc is concerned.
