Default what would you do??

After selling the house back in Feb (subject to contract of course) it finally fell through day before due exchange last week!!
This happened on the same day our Permanent Visas came through!!
Had put a small deposit on a house in Albanny Creek - Brisbane which I reckon we have now lost.
What would you do?
Wait till we sell the house here, then go.
Say f**k it and book the tickets for end of June and if we haven't sold go anyway either renting out the house in the UK and renting over there. Or just go leaving the house empty and struggle to pay the UK mortgage till the house sells.

You see our really annoying situation is that we were going to be financially fine with the sale of the house (able to buy cars etc) in Brissy but now if we go things may be a bit tight although my wife is a nurse and going straight into full time work. Credit cards may be essential.
Our 2 kids want to go, we want to go but don't want to be skint, especially in a new country!

So once again I ask - What would you do?

Deffo bit of a dilemma is'nt it!. personally i would wait to sell house, it would make matters so much easier finacially for when you arrive. me and my wife have discussed this many times and have said we would deffo sell house first.{she is also a nurse, so we would have an income immediatly.} but having your set up costs in hand sure is a plus. Although lots of people seem to manage with very little initial money.......
Why do so many people piss you about regarding house sales???

After reading your response I just had to tell you a bit more re house sale that fell through. We actually spent 3 weeks recently in Brissy without the kids looking at areas and houses - Gr8 fun!! Back in Feb our prospective house buyers agreed a price and said "We will proceed straight away - we don't need to sell our property" Guess what - 6 weeks down the line all ready to exchange and we get "Oh.. we now have a buyer for our house so we are going to wait till this goes through.... I get a bit f****d off and tell our agents Goadsby and Harding to remarket and they say NO - don't worry it will just take a bit longer... Anyway another six weeks pass and it all falls apart due to dodgy first time buyers in the chain. We have now had 3 new viewings in the past week. With this in mind I would say Never trust estate agents and keep people coming round your house as long as possible, also insist the agents provide proof of the buyers position - don't take the crap they normally give you and don't take their word for it.

We have decided to go without selling the house first. My hubbie has a job to get to in Oz so we cannot wait any longer.

Like you the sale of the house was going to release the funds to help us set up our new life. Now, we are taking about 10-13k with us and hope that it is enough to get us by until we sell.

Thought about reducing the price of the house but we have already done that once so we are reluctant to do it again.

I bumped into a couple who have returned from Spain recently and have asked us if they can rent our our house until we sell it, not sure what to do. It would help with the mortgage but I don't know if they would present it to buyers as we would, if you know what I mean!!

Not easy is it?

Certainly isn't easy. We also have an agent who says they could rent it and market it at the same time which would leave us around £250 per month left over that may be quite significant but as you say - presentation is essential in selling a house.
Don't know what you're house is like but having spoken to a lot a knowledgable people on the subject house prices are only going up all be it slowly therefore we have put ours up now to £270K from £265K since Feb.

really sorry to hear this. I would be well pissed off!!!
I would go without selling, as all the problems are probably getting you a bit stressed. Go and leave the house in the hands of your legal contact.

I would forge ahead with the plans to move and rent the house out. We are leaving in October and have decided to rent our property out. The property system here is ridiculous and this may just keep happening leaving you and your plans in limbo... Lots of people go out with very little money at first and the longer these flaky fools mess you about you just might make some more money out of the house...

Our house sale fell thro 2 weeks before exchange, we had a discussion and thot sod it we are going anyways, house will still sell if we r here or not. We have a fab estate agent and felt confident leaving them to deal with it. We put house bac on the market last Thursday, and it sold on Friday there!!!! well we will see.

We fly out 28th June so heres hoping

A nasty though not uncommon problem.

You could always send the wife out to take up her job so that at least THAT side of things is taken care of: she could organise the Brissy house etc leaving you to resell the UK house. Not an ideal solution but I have seen too many houses trashed to want to rent mine from the other side of the planet (assuming of course that the world IS round).

snap!

Sounds exactly the same as our situation, we have decided to go and leave it up for sale, after 3 months we will review the situation and maybe let it out to get some income. We leave on the 2nd of June and are hoping for a firm offer before we go. We have had good interest but they need to get a buyer. The fact that our hse. is now empty does'nt seem to put people off.
