[we put ours on the market after we received our visas. I didn't want to chance it beforehand really. We got our visas in june 2005 and sold our house in august we were in oz by early november.
Good luck.
P.s they say if you get to the medical stage and you have no problems at all and it goes smoothly then you're in. Just wait about 6 weeks after medicals and you should receive visas.
