Personally, I think putting up large signs to proclaim the fact is a bit over the top but at least there is no confusion now as to "The Home of the Cairns Pride"

personally i cant see the logic in it all. there are far cheaper places in cairns to buy than smithfield. i would be more inclined to believe this if you had said the southside of town. whiterock for example.

They sold townhouses at highly inflated prices to unsuspecting investors who were rushed into purchasing without the opportunity to do any homework as to real property values. The lending company, in on the whole deal, took the property valuation at face value and obviously lent the money. From memory, the townhouses were the smallest and backed onto the Pacific Highway.
The sweetner" to the deal was the 'guaranteed' rent for the first twelve months. The 'guaranteed' rent was of course paid for by the investor in the purchase price.
When times turned hard, the investors where badly stung trying to offload inflated properties onto a cooling market.
You havent stated how you came across this deal so I assume that you have done your homework as to adjoining property values.
I'm not suggesting that there is anything untoward with this deal, however the fact that the property is on the otherside of country ....

The developer is Multiplex.
The builder is Finn Master Builders.
I got back from there yesterday. I'm very happy with what I'm going for up there. The property is a 2km drive from Trinity Beach. which is a nice spot - not too overdeveloped. Bluewater is in a good location. 15-20mins from town, there is a large shopping centre nearby, most facilities are close at hand. They are building a pub at the marina. I had a look at a house that Finn have just finished but has not yet been occupied and was impressed.
I have to say, I was impressed by Cairns. I was there 12 years ago and the place has developed so much since then I did not recognise it. Cairns, whilst not the best looking town in the world, certainly has a lot going on. Everything you need is there and it has a very international feel due to all the tourists. You can see that the place is booming.
Northern Qld is much, much nicer than SE Qld.

We looked at this development a few months ago (June) a friend of ours had bought an ocean access block for @ 500k, we were intrigued as to what was on offer given the fact that ocean access blocks in our neck of the woods usually start at 750K. Since looking at the development which was then predominately unbuilt we have noticed that this developemtent has received a good report in a property investor magazine. Still a significant amount of money though................
