If you can get OAA then I would definately go for it, you are not tied in, but can stay three months, they supply basic furniture, cutlery, cooking stuff etc and the rent is cheap. Mine was right in the city (which I requested) and was fab

I also had meet and Greet a lovely chinese lady who had the keys to my rental with her and took me there and even had a flask of tea and some food! They will also take you shopping etc if you need it the best part of the whole process was that first few weeks!

and you can have dogs/pets in OAA as long as you request it on the form.
