I'd be tempted to cut the price and get rid of it. The Australian market is dropping too (area dependent obviously) so it could all balance.

Because only a mug pays anywhere near asking price in this market! Every buyer expects at least 10% off asking at the moment.

And now the Land Reg figures are online clued up buyers can see what the sellers paid for the house and will negotiate accordingly.

Blunt but true you may get a buyer over xmass as some will be able to look over xmass due to time off etc

We are now getting quite a few viewings coming up to Xmas and potentially we have an offer on the cards. (Watch this space!) :scared:

We have been on now since the beginning of September, got a new agent on board two weeks ago and have not looked back

Fingers crossed we will be sold before Xmas and move over March/April 2006

My advice is to keep it on the market. Someone will come along

Thanx guys...

We're going to keep it on and just see what happens... just started to fancy a break and like Woogle said, we were thinking of taking it off for a couple of months and then re-marketing it with a different agent!!

We'll keep it on with these guys for a while and see how things even out in the New Year, with a bit of luck we'll receive an offer over the festive period like Robos and have an even better Christmas than we expected!!

Just to add my bit. A few years ago we used the Christmas holidays to reccie the new area we were moving to. We found the chosen village on Boxing Day, found the house 3 days later and made our offer on New Year's Day. They'd been on the market for 18 months.

It does happen and I guess/hope there are less time wasters over the period.

I would leave it on over christmas. We were planning to keep ours on the market over christmas when we put it on the market 4 weeks ago. We have been lucky with ours though as we had 7 viewers in the first 3 weeks and 3 of them made us offers. All offered 10% below asking at first and in the end we negotiated the one with the best chain situation up to 6% below asking. So much for the great property crash in the South East. Having said that, we spent evenings and weekends redecorating, spent a couple of grand on furnishings and dressings and asked a fair price.
