Hi, has anyone got suggestions on nice suburbs with good state schools no further than 20 minute drive away from the royal brisbane. We are moving there in january

Wilston & Newmarket are nice suburbs, don't know about their schools though

no, far from it. Very old, lots of old Qlders.

Not many modern estates that close to RBH.

friends live in springfields, which looks fab, but its a 45 minute commute! maybe a different hospital is better option

hmmmmm. Where to start.

1) Forget 45 mins if it is during peak hour.
2) No train line and very limited access to the city for kids if they don't drive
3) The idea of SL might sound good on paper, but in my experience the reality is far from that. Seeing as your question asked for "nice" suburbs, I would class that by what the neighbourhood is like and my experience of SL is not great. The problem is it was mostly created by one company; Delfin Homes. Their idea when they first built SL was that it was affordable houses in a nice lifestyle. I have a few friends who live there and they have all regretted making the move there and buying. The surroundings are beautiful but the neighbours are very hit and miss (ie: 15 year Commodores sitting on front lawns in pieces, loud music at all hours of the night, burnouts etc)

When we were buying we were also fooled by the marketing campaigns that Delfin advertise, fortunately for us we had friends who had made the mistake before us and were able to warn us. If you really want to live in a new suburb, then there are much better places around Brisbane than SL.

Agreed, you have to go a fair way from the RBH for a modern estate . I'd echo Wilston and Newmarket, bits of Windsor are good too though still not modern, but wanting only a 20 minute drive - that seriously limits you. These days even Wooloowin-Windsor is often taking 20 minutes in the rush hour.

RBH is also a pain cos although it has the bus station the trains aren't good, you have a fair walk, and parking is sh*te. Buses should be quicker if they ever get this infernal busway finished, but that short a commute is still not really going to get you out to "modern" estates.

In case you haven't been inside many, lots of queenslander homes are beautiful and can have modern interiors if desired.

Some more great suburbs within 20 minute peak hour drive full of lovely queenslanders are Herston, Kelvin Grove, Red Hill, Bardon, Paddington, Ashgrove, Auchenflower. On the expensive side as inner city suburbs.
