You don't have to validate and go back. If you get the visa and manage to sell the house, you can up sticks, arrive here and live - you just have to have done it within the date on the visa. If on the other hand you can't sell the house, then yes validate, go back but you need to be back here by the other date on the visa - five years from the date the visa was issued.

Your wife will need to apply to the ANMC for her skills to be assessed:
http://www.anmc.org.au/

They then issue a certificate which you need to send with your visa application. Either that, or you can apply to be assessed by whichever state nursing board you're headed to (if you know). I had my skills assessed by ANMC first, then when I arrived they sent on the file to Victoria where I applyed for registration.
