hi
i am new to this forum. i need to ask what may seem like a silly question.
Has anyone sold their house before getting confirmation of their visa. I want to move as soon as possible after recieving my visa and want to put the house on the market sooner rather than later.

Do you need to sell in order to get the funds to go?
Have you considered remortgaging your house to raise funds for the travel to Australia and possibly a deposit on an Australian property?
You could convert the mortgage to interest only and let it out.
Just another option to keep your options open.

We thought about that, but you are either going or you arent imo. And at the end of the day you can always come back if it doesnt work out.
But trying to juggle finances for us would always be drawing us back to the UK. Everyone is different so it may work for you.
We are going to Sunshine coast we think maybe via a cardboard box somewhere in the midlands if we dont get this visa sorted and this house sale goes thru as quick as it is.

I wish we'd done that. Then we wouldnt be stuck here waiting for the house to sell.

Looks like we are on a similar timeline! We too are off to Canberra in june / july time.
We put our house up about 4 weeks ago and had an offer soon after (right buyer, right time i suppose and fingers crosed!) and we haven't got confirmation of our visa yet, OH being sponsored.
Just means for us now hopefully when the visa arrives we can just book flights and get out there without hanging around for the house to sell.
Whereabouts in Canberra are you off to?

we have sold and are in rental,to be honest its a pain having to inform everyone that you have moved and a pain moving....
we are paying our rental off the interest from our sale,which is quite nice,were able to save for the first time in our lives...
last but not least .....as soon as i get the news i am waiting for i'm off....

We sold our house and converted all the money into AU$ before we had applied for our visa
