Gazumping in rentals
There is nothing to stop you offering a higher rate if it's clear that the quoted rate is below the true market (and it is if there are 80 people looking at the property). It's not the same as gazumping as that refers to a situation where a lot of money has been invested in a transaction which then is cancelled at the last minute.

If you want the property enough to make a higher rent worthwhile, by all means offer something and see what the agent/owner say. If they say no, then move to the next property.

Thankyou for taking the time to reply to that idle question jaj....

I'm sure its the kind of info that anyone looking for a rental in days of fierce competition will be grateful for....

Wish we knew that 4 yrs ago when we arrived and rentals in perth were scarce

We always get the forms before the actual viewing and fill them out, just incase we did like the place and have to act fast. We got our first rental in Aus this way. Had the rental pack, complete with cover letter, luckily husband had just started job. BUT, it was a nice 2 bed house in Balmain, Sydney, and there was a huge number of people viewing. We had a quick look around and then legged it up the hill to the EA offices. We litterally got our app in first because we could outrun another couple! They came puffing in as the agent wrote out our receipt.

PS. a Aussie mate owns a flat in Kingscross, just put it on the rental market again, 15 couples viewed and she went with the couple who offered $40 per week more than asking price!

Well hopefully it is different in Adelaide as that is where we are heading
