Renewal for rental???
Does anyone know if it's possible for us to do month to month or say only extend it for another 4 months only? Or does it have to be the full 6 months

Hi Ruth
Yeah we've done 5 months already, but want to start to look to buy once we get our bond money back late April....our rental ends early March. I've got to call Ray White back so I'll see if he'll go for a month to month

Hi Sue
After your initial rental period they generally roll on month by month and you should find that either party can then pull out giving 28 days notice (or something like that!) Read the small print on your contract!
We would happily stay here when our contract runs out end of July but don't know if we could put up with another summer without air con. . .

We have been quoted a charge of "half a weeks rent + GST", for each subsequent re-lease, so that's about an extra $230 each 6 months, to be paid by the landlord.
We will ask that that the tenant goes onto a month by month continuing agreement.

Will be sorry to leave this house as we're happy here, love the location and have nice neighbours....would ask him if he wanted to sell but I recon it would be well out of our price range...ho hum

If he doesn't they will serve a notice to leave of 28 days. It will be 28 days from the time the notice is served but of course cannot require you to leave before the contract period ends.
If you refuse to accept another contract and they don't serve the notice to leave form the agreement will automatically revert to a rolling 1month.
In all cases the landlord has to serve the notice to leave form which gives you 28 days.
From your side once the original contract is over you only have to serve 14 days notice of vacating. There is an official form for that too.
I think it's form 14 and 15.
You don't have to contact the rental agent to ask him anything. If he does not contact you the 1 month roll on automatically comes into play. The ball is in their court, you just need to sit back and wait.
If your contract expires end of March and you serve the required 14 days notice that you will be leaving you will not have to wait til end of April for the bond money.
After you hand back the keys and the agent does the exit inspection IF there are no disputes you both sign a bond form. You take that form to Auspost with some ID and 20 minutes later return to collect your money.

Something we tend to forget when responding is that a lot of rules and regulations vary between states.
This is yet another.
We answer for where we live forgetting it could be only valid in out state.
