Thanks guys. Hoping that with spring on its way soon the buyers will be running out and clamouring to get their hands on my house (oh - and for anyone else who has one for sale on here too )

As I have said before, when one considers the number of house sales that fall through I cannot understand why people take houses "off the market" before contracts are exchanged. If offers are worthless, why put any reliance on them at all?

It's much more difficult to pull out after exchange, especially if a deposit has been handed over.

If houses stayed on the market until exchange, then the system would become like other countries without anyone needing the government to solve the problem.
