Default Price to build your own house?

Does anybody know a rough price to build a brick,5 bedroom single storey house from scratch if we buy the land first as this seems a great option to get what we want??Ant replies welcome Cooperman

Owner build or getting a builder to build one for you?
We've just tiled an owner built 5 bed brick veneer, including paying the tradies [mostly cashies I'd guess] The guy has spent less than 90k Aust. the finish is very high quality with two pack kitchen and stone worktops/vanities.
Certain things have to be done by licenced tradesman. We had to provide a waterproofing guarantee for the wet areas and refused to work for cash as our invoice is part of that guarantee.
Licencing applies to NSW and QLD can't answer for elsewhere. You'll have to complete a course approved by the BSA to gain an owner build licence.

It really depends on where you are building it as well. Some people have told us that its more expensive to build on the sunshine coast, than gold coast. And also whether you're building yourself, or have someone to do it for you. Heres a couple of websites. Hope they help.clarendon homes devine

www.tamawood.com.au have 5 bedroom houses 214m² from just over $100,000.

www.plantationhomes.com.au have 4 bedroom 300m² from $166,000

Treat all quoted starting prices as an unrealistic minimum as it will cost you a lot more.

Tamawood homes prices do not include any foundation/slab costs and you can always add on at least 14k for those.You need to read the small print.
We tile a lot of houses that they build and they are very quick at building them, last one we tiled was built and handed over in less than 9 weeks not bad for a 5 bed house double garage and enen suite|_We priced the tamawood "prPrincetonfor our block and the slab costs for type M soil were 14.5k. Still very cheap houses for your money though.

Couldn't agree more with the comments about extra costs. From memory Tamawood used to advertise prices based on A classification (rock) footings. I dont think the cost$$$$$$ allowed for excavation of the footings and services need to actually build and service the house.

Depends where you live.
We live at Dalyellup beach Bunbury WA .
we paid 90,000 for our block 700 sq metre, and the house is costing us 150,000 to build,
5 bed, 2 baths, study,theatre room, games room, lounge dining kitchen area. laundry
double remote control garage. but prices are going up all the time.

They have a rock clause built into all of their contracts, if the plumber strikes rock and cannot break through it with a 2 tonne excavator he has to stop and the customer is informed. The customer then has the choice of paying for his own rock breaker or paying for the plumber to employ one. It can be a very costly business the last "rough in" that was in a rock footing cost an extra 5k which was a rock breaker on site for 4.5 days,the driver sat smoking and drinking tee for most of that. bloody money for old rope this backhoe driving

Many thanks for your replies,they are a great help.Does anybody know if there are many large plots of land in the sunshine coast area for sale at least 2 acres or more too build on.Is it easy to get permission to build on a plot of empty land or is it easier to buy a house on land for knockdown???Cooperman PS If a rock breaker is a commonly used tool for breaking rock would it be worth buying one? Any idea how much one would cost?? I could use it myself and then hire it out at a cheap rate to ex-pats to pay for it.Does this sound good?

Not economically viable to buy one unless your shipping a 20 tonne excavator across with you to attach the breaker to. Basically they are a hydraulic extension arm that fits onto either a JCB type machine or what we'd call a 360 or 180 excavator.
There area loads of 2 acre blocks for sale in the Sunshine coast area they are very expensive along the coast and cheaper the further inland you get.
5 acre blocks are retailing at approx 75/80k where we are and further down the coast you could easily triple that. Try searching for LJ Hooker .com or Ray White real estate agents. Here's a few others.
Note the advertised price is higher than the accepted offer by 20k on most of the land sales in and around Gympie at the moment
