We're planning on keeping it on the market as long as we can...just in case any sale goes belly up. The only thing I'm not completely sure about is if you sell it privately... and providing the buyers haven't already recieved your details through your agent are you still liable to pay the agent anything at all?? Like cost of advertising etc :confused:

As long as you can 'prove' that the buyers haven't been introduced to your property by the agents then you wont' have to pay their fee!

Before you accept/reject this offer think, How many viewings have you had in the past 5 months? How much you will be saving by not paying the estate agent fees? Ours comes to well over 2 grand so I presume yours would be a lot more. Also we knew we would have to `drop` by a small amount. Do think 5% reduction is fair? have you heard any more? |

Neil phoned them earlier (I chickened out :o ) We felt that it was too low an offer and that maybe they would up it. Time will tell I suppose.
When Neil phoned with our revised price (5K below) and that we'd add all our appliances...dishwasher, washing machine, fridges and freezer.....she was a bit off with him. Maybe that was just her showing her disappointment in us not agreeing to their offer. She said no way could they go up any more and that it was a push to get to what they'd offered. But if you believe that..:rolleyes: .....call me a disbelieving b*tch but past experience has shown me not to believe a word potential buyers tell you about their cash situation. But you never know...we'll see what the next day or two brings. If push came to shove and we changed our minds....we can always go back to them to see if their offer is still open...they have time yet as they've not sold their own. Sandra - maybe you're right...a 5% drop may be ok...our estate agent fees are going to come to just under 2.4K...did you get your asking price for yours? |

His attitude was very casual and was in no hurry to get back to the office today. Keeping everything crossed for you:) We had to drop on our house. They asked for 15k off but we said no and gave 5k off as they were not in a chain however' they spent loads of time peeing about and it took ages in the end. If I had thought about it I would have used the 5k as a lever for a quick completion as I have read on here about peeps giving cash back for early completion. Good luck. |
