No Stamp Duty on first house - Beware

Re: No Stamp Duty on first house - Beware
We've just signed our mortgage papers last week here in WA. No stamp duty because we're building and the house is worth less than $500K. First homeowners grant of $7k because we put the offer in before the increase was announced. We definitely told our lender (who is affilliated with the WA gov't) and our mortgage broker we had owned property in Canada and we have been approved for FHOG regardless.

Yes, it is a QLD thing. In NSW the forms for FHOG and stamp duty exemption state "Owned or had an interest in a property in Australia"

Phew! That's a relief. I need to do some research I think - is the exemption on properties under 500k in NSW too (like someone mentioned above)? Not that we can afford anything OVER 500k

Re: No Stamp Duty on first house - Beware
In NSW:
Properties <= $500k = no stamp duty for first time buyers
Properties between $501k - $600k = discounted stamp duty for first time buyers
properties > $600k = full stamp duty.
FHOG is available to any first home buyer that has not had an interest in a property in Australia.

Re: No Stamp Duty on first house - Beware
We have just been hit for stamp duty on our first home in Australia, we purposely brought a house under $500,000 so we would'nt have to pay it ! But you do have to if you have ever owned property anywhere in the World. So thats another $8000 please oh and another $983.40Qld registration fee. + Solicitors fees (about $1000) so just a good job the first home owners grant of $14000 is not world wide to.
Yes we have just bought a property and missed out on the $14,000.00 as we had put a offer in just a few days before it was announced and can only claim the $7,000.00.We had to pay just under $7,000.00 in stamp which wiped out the grant. It SUCKS as they give it to you in one hand and take it out the other in QLD.We had to sign a legal document to say we had never owned a property anywhere in the world too and as we are in our forties it would be quite obvious we were lying so we declared we had owned a property before and had to cough up the stamp duty which we also have had to pay six weeks before settlement, and we don't get the grant till after settlement.
Won't be moving for a long time!!!!!

It sure makes a difference to what state you live in, here is Tas, you only get a $4000 reduction on your stamp duty and that's only if you buy a house under $350,000 - most other states are obviously much more generous!
We missed out on that as we are buying a property at $370,000 and have also just found out today that despite buying a brand new house, we will not get the $21k as there was a change of ownership between the buiding company and their umberella company - they do it for a tax perk apparently (very complicated explanation we got from the solicitors!) so we are now only eligible for the $14k - which is still more than we expected originally so that's good news, just a shame that Tas is so stingy with any stamp duty rebate

Yep it has been changed since first of September 08, both the bank & our solicitor told us.
Also there is backlog of the first time buyer grant be careful don’t get caught in it, they’ll pay but there is a bit of wait, make sure you have your $14.000 ready in case there is delay, happened to a friend of us last week.

Its for payout, this has happened to someone you know who just bought a place, she warned me as we are also settling by 12 of Dec, so I have phoned my mortgage broker to check it out as we don’t have spare $14.000, they can keep the children as deposit until we get the grant.
