New House - Flooring / Driveway

Lightbulb New House - Flooring / Driveway

Hi all,
anyone tried going through a good local builder / contractor to have items such as wood flooring or tiles , plus driveway built?

The main house builder seems to think we're made of money ...

From other threads we've seen the main builders seem to have up to a 60% mark up on these type of things

Surely we must be able to get these things done for a sensible price

Any good sources for the Brisbane area would be a great help!

Cut the principle contractor out of the equation, visit the site when the slab is poured get the subbie doing the pour to quote your driveway. Ditto the main area tiling get a quote from the tiler doing your wet areas. Your correct there is a steep mark up on things like that at pre contract stage.

Yep thats what we did. Took the tiling out of the contract, and got our own sub contractor to do it, saved about 3 grand.

The average quote that has come back for our house/development has been $18K per square but having costed it myself (including dealing with subbies myself) the cost is now down to $11.5K per square thats just under 37%(6.5K/11.5K) saving, or equivalent to a 57%(6.5K/18K) markup by the architects.
