minimum rental period?

Default minimum rental period?

As many of us, we are planning to rent for a few months before possibly buying a property.
Is there a typical minimum rental period for a tenancy, e.g six months like in the UK?
Are landlords/agent normally flexible in switching your tenancy to someone else if you want to move out before the expiry of the minimum period?

A lot of agencies offer 3 month leases but the standard seems to be 6 months.
As for breaking your lease, we are doing that at the moment, basically yes you can but you have to keep paying rent until they find someone else

Depends on the property. Some landlords want 12 months, some only six. If you want to get out early it will cost a weeks rent for the agent to find a new tenant plus any rent to cover the time it takes for them to find the new tenant. (Potentially till the end of your tenancy!)

One reason for often wanting a 6 month minimum tenancy, is the costs that a landlord has to pay an agent each time a new tenant comes in.

It can be as much as two weeks rent, plus of course any lost rent during vacant periods between tenants.

I've just looked at one of my tenancy agreements, and it comes pre-printed with 26 or 52 week options only.

The norm here is indeed 6 and 12 months. Most of the rentals I have been in were originally advertised/listed for 12 months , but when it came to signing the rental agreement I always asked if we could have a 6 month lease - a lot of landlords who advertise their property for 12 months normally will agree to a 6 month contract if you ask the estate agent to ask them.

you usually can get three month contracts if the house is on the market for sale. .. some advise - don't rent one of these homes that are for sale, it's not worth it. I have had no end of problems with estate agents wanting to bring buyers around at odd hours. I had a few arguments with one of these agents - threatened them with the RTA too.

If you want to pull out of the agreement early - you also normally pay for any lost rent and you also pay for any advertising costs that the landlord may have.

the only way you can get out of the costs of breaking a lease is through hardship - i.e. if you lose your job etc and can not meet the rent requirements.

All I can re-iterate is most leases are 6-12months. That is my experience from flat hunting in Sydney.

When we took out a lease on a rental property the agents agreed to our application with the following conditions, as we had 'no history' in Australia:
a) 3 months rent upfront instead of the usual 1.
b) The term would be for 6 months instead of 12 (which actually suited us better). After the 6 months it would be like a rolling agreement.

They also asked for a condition report from the agents who sold our property in the UK. This sounded like loads of hassle to us so we didn't mention it again. We did volunteer a current statement of our Australian savings account and that set their minds at rest.
