Default Minimum rental leases

Can you get a 6 month lease for renting a house in Perth, or does it have to be 12 months? We will be looking to buy as soon as we get there, but need temporary accommodation for a few months until we complete the sale. Not sure if a short term letting would be suitable/cost effective for 3-6 month period. Also, how long does the process take from offer to completion? What is the rental market like NOR, not near coast? We know where we want to live so hope to rent in the same suburb (Darch) to get our kids into the primary school, and nursery there.

Have you checked www.realestate.com.au for rentals? Would give you an idea of what's available and how much for.

Generally 6 month lease is the shortest (and also what you are offered initially) but occassionally you will find one for a shorter term. The costs are no different as you will pay a weekly rent. If you take on a 6 month lease and then decide to leave after 3 months you would then be liable for any costs incurred by the real estate agent in finding a new tenant. This is usually advertising costs, one weeks rent extra as a letting fee and possibly admin costs plus any period that the property remains empty until it is relet.
Not sure about your other questions as I am in Qld, but here if you look at a property and put in an application that is successful it can be anything from about 2/3 days to 2 weeks until you are in - depending on when the property becomes vacant.
