Land - Yeah but Where?
One of our staff is in serious depression/hair pulling mode claiming that they cannot find land to build on. Thinking it cant be that bad I contact 8 estates Sunshine Coast. Replies = sold out, last stage, Land lottery, 50+names on each block already, try next year, Ballot, Tender to highest bidder. Simply amazed the only flat land We could come up with was the super expensive canal type stuff. (Thousands of houses for sale tho)
Surely it cant be that bad everywhere?
What is going on in other parts of OZ?

Where supply and demand dictate market price.
1. release a little at a time, say 75 lots
2. sell out. (after 2 week)
3. release stage 2 add 25% 100 lots (sell out after 1 week)
4. release stage 3 add another 50% 250 lots
buyers rush in (sell out) after camping out for 2 weeks
5. Rename estate with a blue ribbon name.
and start again on the other side of the road.
when will we all wake up (it's only dirt after all)

This is true but location has value so people want good areas close to infrastructure , the rate of growth means the best land has gone and the Burbs are forever pushing farther out.

April - it must be a big garage... 520 sqm is 5700 sq ft...
In Melbourne it's traditional to buy a block with an old house on it and demolish it. All new land is miles out or half of "dual occupancy" blocks (a usual plot with the back garden sold off). Much cheaper to demolish and build from scratch than to do major renovation/extension work. You get suburbs where all the houses were obviously same style when built by developers (eg in the 60s) and now all different vintages and styles.
I know an Aussie who works in property in Melbourne who eventually gave up renovating a period 'California bungalow' as costs spiralled out of control. Sold it, bought plot elsewhere, demolished cheap 60s house and built their own.
So...if you want to build a house, you don't necessarily have to move miles out if you can afford closer in.
