We rented a pit in Killara, on Werona Avenue, so train noise as well as busy road. We only had it for 8 months, and it cost us $750 pw. Decent rentals in that area are hard to come by. Even though our house leaves a lot to be desired, it is so much better than renting.
Fari, do you have to be on the train line or could you move out to a slightly cheaper suburb where your money may go further?

Won't be moving from the area coroline as the kids are now settle in their schools not fair to move them to new schools again, eventually we are going to buy but it's not right to buy.

Yeap. And then when the real estate agent asks you what you think of the property and you tell the truth that it is a shit hole they get upset If you ask if they would put their clean dishes and cuttlery into the dodgy kitchen drawer/cupboard they are suddenly quiet No wonder Aussies like to move so often, once the house needs any sort of maintenance they are out of there into a new house.

Looking at it from an owner's point of view, why make something nice when you know the people who rent it are not going to be nice to it?

Thats a rather fatalist outlook. You do have a choice here of picking your tenants, if you take the time and effort to keep it good then you will attract good tenants. A good estate agent will, through regular inspections, note the good from the bad and make recommendations to the tenant to keep it to a good standard. Don't forget the Bond helps and the first question ALL estate agents ask, and will check on, is 'Have you had any or part of your Bond withheld?".

Even during any inspections the Agent was extremely impressed with the cleaniness and the standard of our home. My wife is extremely houseproud and it showed. We always did well by our Landlords and Estate Agents and as such have have fantastic references from them, which helps A LOT!!

Unfortunately that does seem to be the attitude for many landlords and I think it is a very flawed assumption. Most people want to live in a nice house and will keep it clean and tidy ... even renters.

We always leave rented properties better than we found them. My hubby does a lot of repairs - In our current house, we've even put in a door that was missing! I advertised on gumtree for 'honest tenants seek honest landlord ' Was willing to pay a good rent for a nice house - you wouldn't believe the rubbish I was shown. We have great references, but it astounds me how hard it is to find a decent property, and how appalling we have been treated as tenants in Brisbane. After coming to Brisbane and renting a property for three years - kept it in excellent condition, never bothered the landlord, our landlord announced he was putting the rent up from $550 to $850 a week! FFS - He backed down when I told him we were leaving, but by then I didn't trust him.
