Default How much to build a house?

I've seen how much land costs, say $100,000 and the price of a house from a plan, say Avjennings @ $150000 ( I think their equivelent of a timber framed). So what other costs are envolved? Taxes, service connections etc etc, they cant be that cheap

I would suggest adding on about $50,000 to whatever the builder first quotes to get a reasonable idea. That's the indication I was given, to cover those extras, when I was looking at prices of building.

Prices here average approx 75K for a 1000sq town block. 65K will buy you 2.5 acres just out of town and 80K will buy a 7 acre fully serviced block inc. town water.

Where we lived in the U.K [N.E. Lincolnshire] property was the cheapest in the country according to the newspaper surveys. We arrived 10 months after the boom here, shame but life goes on.
We've had to cut our coat according to our cloth so to speak and expect it will take us 2/3 builds before we attain the standard of housing/location we'd like, good job we're used to hard work

Over here, in Perth, you're talking anywhere from $120k upwards for land, usually on a block of about 600+ sqm.

House....how long's a piece of string? Ours will cost roughly $160k, single story. Then there's the pool....the landscaping....the fencing....the retic.....the flooring....the decorating....the furnishings....you get the picture!!

Skintsville here we come!!!!! but hey....the sun shines!!

Yep it just keeps adding up - you really have to research into it BEFORE the pre-start meeting as that's were they sting you. Our base price was around the $170,000 mark and to get it livable we have added about another $30,000!!! I'd done my homework and had it all sorted for the pre-start.

I'm not even going to go into our extras list as I will scare you and myself

Yep - we've just had our land approved & are in the process of getting our plans costed. We were told to add about $40k on top of the actual house price to cover extras.

I dont have a clue regarding the prices etc....

However, I can give you one piece of advice, for what its worth...avoid Simonds homes like the plague!!!

My Mum used them and they were HOPELESS!! Other people in my Mums estate also had no end of problems and even Simonds staff told my Mum about problems that other people have had...shame they didnt tell her BEFORE she built with them....

Thanks for the replys guys (gals?) I think it is probably the best way to go when (if) I get out there. I havent seen a old house for sale yet that does'nt need $$$$$$ spending on it anyway.
