Never used to be as bad, now getting very hard with pets. Too many people not enough houses.
Children will be the next to be a problem, especially young chocolate finger print on newly painted walls like mine.

My advice is:
Don't arrive in Jan/Feb when Uni start (we did)
Be prepared to offer extra bond etc
Have references ready, statements from employers etc. If you can give the impression that you are the perfect tenant in all other ways than the dog that will move you up the list. There is a lot of bad tenants around that don't give a shit, so you have to stress this point.

Re: How Hard is Renting With Dog, Children
We found a few who do state they are pet friendly (look on realestate.com) most will definitely list 'no pets' others say 'on application'. We've got 1 cat coming over and we were limited with our choices. Lots of townhouses on gated complexes are completely pet free so you've got no chance. Also some smaller duplexes have shared gardens so pets wouldn't be good there either. However, pet friendly houses are out there but be prepared to compromise slightly either on location or price (ours was price ) We have also had to sign in our lease that when we move out the carpets will need to be professionally cleaned and flea treated, even though our cat has regular flea treatments, but that's a small price to pay.
