Housing in Melbourne , Brisbane & Perth

Default Housing in Melbourne , Brisbane & Perth

Hello,

I hope to live and work in Melbourne, but such thing is depending on the work availability, the only concern I have is that every post I am reading or from websites like http://www.moving-to-melbourne.co.uk/ , I found out that renting a house/appartment for me and my family is really very difficult.

I may need to wait from 1 to 3 months to find something siutable with reasonable price.Beside after finding the house, the landlord will select the best application from those who are interested, for me I will not have more than 30,000 AUD in my bank account as a start but I believe others may have 100,000+ and obviously the landlord will select the higher, which makes me loosing hope to find a siutable place to live in.

So my question are Perth and brisbane the same, is it easier to find a house there ?, is it cheaper to rent accomodation there ?, Should I secure a temporary accomodation for 3 months till I can find the permanent one ?

I just had a look at the website you included the link to and the prices on there are not reflective of what is generally available - you can get much cheaper - if you want fully furnished then try www.realestate.com.au - when doing the search option only included ff - the landlord has no knowledge of what is in your bank account and never will - he only wants to know if you are going to pay the rent and look like you will keep the property in good order.

Relocation Agents can be worth it - particuarly for those who have to hit the deck running but for others who have the time, patience and a little knowledge you can do it all yourself.

Would expect your question should be first and forth most

Where will I find work

Then once that is achieved all areas are much the same in terms of seeking accomodation. The areas with work will be harder than those with no work.

Having said that even in hard places 4 weeks should be enough time to find longer term accomodation. If your still unsure follow Hebe advice and seek professional help from a relocation agent.

$30k to $100k is irrelevant comparison - landlords firstly want to see you are working or capable of working. Whats to say you or they spend your money on a car or something else instead of the rent?

Thanks a lot for your reply, however please note that I need the furnished appartment only till I can find permnanet one.

My question in defentie, I am looking for a studio (means one bedroom,non shared bathroom/restroom, and kitchen). Something near public transporation and not far from the city central. I am talking about Melbourne.

What is the range Per week ? And the price you may mention including electricity and water or not and if not how much to pay for those things per month ?

I am really scared of not being able to find a permanent housing (WITH REASONABLE Price), sure rent is there but I am afraid not having any option other than the expensive ones. This is because I can secure myself and my family only for 6 months and as IT Professional I am not sure if I can find a job with minimum wage wihin 6 months or not.

By the way, can you refer me to a relocation agent please ?

I do second your say for selecting the place of work 1st, but tell me how can I plan it, from my reading, Melbourne is my target and when I will land there I will start looking for a job, and wherever I will find something I will move there (hopefully Melbourne).

For the $30K this is a plan for a family consists of 2 adults & infant for 6 month + (Housing rent + basic expenses).

Okay so you have a budget of about $5k per month for everything including rent, food etc for a couple with an infant child.

You are therefore only after a 2 bed home be it house or apartment?

You will be working in town ie CBD or anywhere? This rules in the need for a car or allows you to utilise public transport.?

You can find rental for about $250 to $300 per week. Would expect you will need to look at around $500 to $700 per week for initial short term accomodation (but remember this includes your utilities and items you will no doubt need to purchase unless your shipping all your household items).

What were your time expectations for coming to Melbourne. And what is your vocation?

I will come for initial entry by 24th September 2009, and will stay only for 1 week. Then I will return to my country and will come back to MEL on June 2010 for final settlement.

Currently I am working as a PM - I am PMP certified, coming from intensive programming background and consultancy around C,C++,C#,Java,PHP. Holding dozen of IT Certificates - Certified since 2001, beside experience in network as well,Total of 10+ years of experience in IT, I have no problem to work anything in IT, if even help desk operator othe than work in labor work away from my specialisation.

Try: stayz.com.au, domain.com.au or realestate.com.au .You can find furnished holiday rentals to rent for a shorter period

We too will be needing a rented house for a few weeks until we can find a longer term rental when we come over very soon.

But dam aint the band wagon for supplying holiday houses a expensive and profitable one by the looks of it?

I know they come fully furnished/internet/no bills etc etc,but we may just look for a good hotel instead that can also provide all we need for around the same prices?

Try and use Wofif - but I just did a search and the cheapest was for $185 per night

Problem with hotels and motels is they are less accomodating for rooms ie if you have 2 kids and happy too crash down in a studio or 1 bed they dont allow it and you have to take up a 2 or 3 bed.

Anything over $1000 per week you are paying too much or your budget is outside normal.

Below $500 per week sounds dodgy or relates to single person arrangements ie not suitable for family.

Remember the short term accomodation is usually geared up for seasonal tourists so their prices reflect a shorter period than longer term rentals. Longer term rental of $400 per week over 52 weeks compared to same property for short term rental over 30 weeks

Be interesting to see what the inner hostels or Y charge? that could be an option for you.
