House prices in Australia thread bubble
#32
The people I feel sorry for are those considering making their first post in the thread - how can they ever hope to manage with the state of the thread being the way it is!? It used to be people novices could hold their own in a thread like this, nowadays you either need stacks of previous posts or someone else on your side to help you along. Shame.
Have to say, I'm pleased it made a full recovery and seemed to suffer no ill effects.
I won't be making that mistake again.

go on, get in there and make a genuine attempt at derailing it.

770 posts.
Bubble has been slowing recently but seems to be inflating at a quicker rate today.
Big burst coming?

Ozy houses are unaffordable - fullstop. Lot's need renovating and have very little character!

I think the real problem with trying to ascertain if there is indeed a House Prices in Australia Thread bubble, is that we're just working on anecdotal evidence.
No one has produced any real data one way or the other, for example, perhaps its not a bubble, perhaps its just the natural development of a thread, similar to any other thread on BE.
Whilst waiting for my real estate agent to email me a copy of the contract for our house sale (yay!!!), I looked at the posting pattern on the thread.
This is what I came up with:
Feb 3rd: 19 posts made; Feb 4th: 26; Feb 5th: 16; Feb 6th: 37;
Feb 7th: 12; Feb 8th: 25; Feb 9th: 114; Feb 10th: 46;
Feb 11th: 22; Feb 12th: 22; Feb 13th: 15 ; Feb 14th: 14;
Feb 15th: 59; Feb 16th: 1 ; Feb 17th: 6 ; Feb 18th: 36;
Feb 19th: 26; Feb 20th: 4; Feb 21st: 15; Feb 22nd: 36;
Feb 23rd: 20; Feb 24th: 19 ; Feb 25th: 18; Feb 26th: 13;
Feb 27th: 5; Mar 1st: 17; Mar 2nd: 23; Mar 3rd: 38;
Mar 4th: 6; Mar 5th: 14 (excluding deleted posts);
Mar 6th: 19 ; Mar 7th: 1; Mar 8th: 11 ; Mar 9th: 16;
Mar 10th: 32 (counted until I lost the will to live)
I think what these figures clearly show is that:
i) When an agent says he'll have a document to you in 10 minutes, he's clearly lying;
ii) I have no real ability to produce a series of numbers in any meaningful form, eg a pie chart or a graph, which might actually demonstrate some point that I may or may not have been making;
iii) I obviously need a new life, as the one I'm currently using is faulty;
iv) Did I mention my estate agent was emailing me a contract to sign for the sale of our house?
I did think about a further breakdown into numbers of posts made by particalar posters, but thanks be to all that is good, I got that little sign come up to tell me I had mail.

Another house price thread bubble is developing. The previous one almost got to a 1000 but then, thankfully, plateaued (kind of going against the BE house price predictions). This new one is at over 200 posts already and growing fast.
Will it burst? Not yet IMO - all the resident BE property price 'experts' have not finished spouting yet. It's still got a way to go.
