Oh Rach, sorry to hear that. When is the next auction in your area. We are thinking of selling our house that way as the lucky bidder has to complete the sale in 28 days. That may be an option for you. Best of luck, mate.

Just to let you all know that i am so grateful for all your support and ways round the problem!
I haven't found a solution yet
1. our mortgage consultant had a lieu day today
2. i wanted to see if anyone else had any more ideas

I am going with the home improvement option. With the halifax you can have a cash reserve loan which can according to their website can be used for anything. But don't tell them the real reason for the loan as it gets complicated.(new car, conservatory would be good). I'm still waiting for an answer on my loan request.
You are not trying to swindle anyone you just want a slightly larger mortgage for a bit. They will still make more money and things will be a lot easier for you.

For anyone else who is in the same situation, I dont know if this is of any use.....

Just been to ASDA & on my way out I noticed an AutoTrader style magazine (in the same rack as ATrader) called 'The Loan & Mortgage Directory' 14 pages of loan/mortgage companies!! Might be of help possibly????

thanks for your pm and for trying to help, really appreciate it, i will ring a local branch of Barclays tomorrow to see if a 'face to face' chat may help, in the meantime i'll see what our financial consultant recommends doing, the easiest, less stressful and cheapest way!
