I know how you feel hun, it's a nightmare.

We've decided that we are keeping ours on the market anyway even after someone puts an offer in, only way we'll take it off is if they put a non-refundable deposit down. Other than that it stays on until exchange.

Hi

Please focus on the positives, I know it is hard with the house thing it is really annoying when people come round and say it is lovely etc then don't put in an offer.

We are down for exactly the opposite. House next door but one to us took a year to sell so we put ours up for sale right at the start of the application process having decided we definately needed a change anyway. House sold in six weeks and on day we moved we found out we had got our state sponsorship. Anyway long story short all our stuff is in storage, we are living at in laws in a small bedroom (to save up for travelling) and with a teenage sister in next bedroom and what seems like half the teenagers in the area round half the time is a nightmare.

Just had our meds last week so hope to get visa soon

Back to you though is there no way you can consider renting until you sell and going anyway?

Also really think about presentation (I'm sure it is lovely anyway), get rid of all clutter etc and any furniture you don't need to make it look as big as poss. If you have any bold decoration it is worth spending a bit and re-decorating in neutral colours so people can see a blank canvas more easily, make sure garden is tidy (now weather is getting nicer put out furniture and garden candles etc for viewings) and don't forget the old tricks of brewing coffee / baking bread as viewers arrive makes it feel like home! Hope you don't think I am teaching you to suck eggs here!

Anoher thing is keep hassling your estate agent, in my experience they are all lazy and try to do the minimum for their extortionate fees so ring them every day at least once, the more you do the more they will be keen to get rid of you and find a buyer!

Anyway hope this helps (or at least cheers you up a bit) and hope you sell soon

thats what we had decided anyway, still have other viewers, if anybody else wanted it, great.

oh well......................

Hi Guys-

A multi agreement is when you have 2 estate agents working for you. Because there is more exposure, the commission goes up, (theres a surprise) However, I think this probably encourages them to move there A**E a bit. It is not the same as having the house on the books of 2 agents who then share the commission and you can end up paying 2%. This is because one agent may do all the work while the other sits on their laurels as they know they will still get commission even if they do nothing!
A multi agent agreement has both agents working for you as they will not share the sale. Therefore they work harder.
When we told our agent that we were going multi with Connells, we sold the house the following week.
Hope thats not to confusing! Just got in from work- Long day.....

Thanks for that Wendy. I'm phoning my agent monday to tell them I want a non-refundable deposit!! If the sale were to fall through now - I'd probably stick my head in the oven!!

Discuss it with your agent first though and follow their advice as they will know better than me.

They will have to lodge the deposit with a solicitor and that will then be used towards the purchase, or in the event of them changing their minds will be paid to you if they pull out.

Difference for me is that I will be telling buyers before I have accepted an offer.

I know where your're coming from! I have a 19month old too. House has been on the market since September and we've sold it 4 times - yes that's 4 times! My Husband left is job we've got flights booked for 20th March and the chain fell through 10days before Exchange. Not happy bunnies but we're taking a mortgage payment holiday (have changed to a flexible mortgage) and we're still coming out in the hope that in the next couple of weeks our house might sell again!!!

Don't you just love the UK property market?!!!!!

I was going to put mine on at the end of Feb, however, I have to put it on now at the end of March as I still haven't finished the drive because of this bloody weather.

I am really really scared to put it on, I don't want to be homeless but I don't want to be left holding the house either.

So fed up we have reduced the price yet again and know eventually it will sell but until then we are living in no mans land.
We know how hard it is going to be when we get out there never mind all this grief we are having now.
We cannot forfill our dreams and will probably loose the business we want to go for.
I know there are so many people whom are much worse off and should think ourselves lucky that we have got this far but sometimes I ask myself is it all worth it.
I am sure there are plenty of us in the same boat and probably sure we are not alone on this but I apologise for feeling sorry for myself but just need to get it off my chest.
Don't give up on your dream. I know how stressfulit is.We felt the same when we where trying for 9 months to sell ours. Certainly when you rush round like a looney doing the housework and they don't turn up.
But when you finally get out here, you'll forget all about the stress of the house and just feel so happy and lucky to be in such a beautiful country.
Keep positive.. I know its hard but your time will come soon.
Have you tried having an open day on your house? Thats how we ended up selling our house in the end. I was sick and tired of people letting me down, not turning up and time wasters, that I just let the estate agent sit in and wait for people to turn up, and thats when someone had finally put the offer in. Not saying it works for everyone, but worth a go.
