I could have written that post... almost word for word!!!
Our house has also been on the market since last May and we haven't had an offer yet either!! It's so demoralising!!
We've had loads of viewers in the 9 months but they do seem to come in patches (3 in a week then nothing for weeks!), we've dropped the price twice, offered cash back on the sale of the house and changed agents 3 times!!!
The worst thing, is after all the cleaning/tidying, etc they come round, fall in love with the house, tell you it's perfect for them and that the house is definitely on their short list - feedback from agents: garden not big enough/ too big for them, small bedroom too small, wanted a house with a longer drive instead of a garage...blah blah blah!!
I don't know, it's so frustrating!!

Me and OH are so sick of 'living the limbo' that we're considering booking a cheap holiday somewhere for a break and to give us something to look forward to whilst we keep waiting!! Anything to look after our mental health has to be a good investment eh?

It would not be so bad if there and then on the viewing they turned round and said honestly what they did not like.Then maybe you could put it right or negotiate.
We are in a bit of a niche market due to the fact that we have an extended bungalow with a huge garden.We built up into the loft and athough it is very nice we are not large enough for a growing family and the garden may put off older buyers.
The couple that came round at the beginning of the week were a professional cuople with no family did not want any children and would have been perfect.I think what really did it was that they had a few doubts about ours and had seen something else with bigger rooms.
There is a lot of competition out there we need someone who is desperate.
Oh well we have another viewing on Monday a lady from Grimsby you never know but she is looking at a lot.

This is my worst fear at the moment not being able to sell the house. Our dream of living in Australia relies purely on the profit of our house. We are hoping to go next year, but i have heard that the housing market is on the move and the house prices are on the up. Which makes me think i should put the house on the market now just in case, and if it does sell then go into rented accommodation. The housing market is a risky game as i could sell and go into rented accommodation until next year and they could go up in price again and loose out on more profit for Australia. Decisions decisions.
I will keep my fingers crossed for all of you, and may your dreams come true soon.

Selling your house to start you new life is the hardest part. It's funny but we all seem to think getting the visa is the most stressful bit about emigrating, but once we've got the visas and the validation clock starts ticking, then the selling of the house becomes the ticking time bomb doesn't it
If it's any consolation, there are very few people who emigrate who have a good time selling houses in UK in order to get here, but as my dad said...all houses sell eventually. You just got to bide your time, and eventually your time will come

Suggest having a constructive meeting with your agent and review non price issues - perhaps send a friend round to see how they actually do try to sell - price should not be a standing issue if it is set right in the first place.
We started the process of relocation and during which have dealt with my wife being diagnosed with severe post natal depression (and I can assure you it PND is not the same as baby blues). Luckily we sought treatment straight away.
My wife suffering a near fatal car crash (delayed our move by 18 months) wrote off my new BMW X5 - well at least it saved her life. Consequences were for me to take 8 months off work to nurse her back.
Is the house buying for you a deciding factor on being able to afford relocation? Sorry that sounded a bit blunt and impersonal but what I am wondering is if you have a good solicitor and agent cant you let them get on with it and communicate via email and ph?
Is renting an option? possible remortgage to release funds for your Aust business?
Anyway cheer up 2006 should be a great year and we are all here to help

What do you mean by multi agreement? Is that using more than one agent and why was the cost more. Can anyone recommend an estate agent.

A multi agreement is where you appoint more than one estate agent to sell your house. The fee is slightly larger because they have to work harder to sell before the other agent does, therefore they will promote your house better.
Most agents are usually sole agents, meaning that they are the only ones trying to sell your house and if you appoint another then you will have to pay both regardless of which one actually finds the buyer.
Make sure the agents involved are aware that you are appointing more than one agent if you use the multi agreement otherwise it will be costly.
Keeping an eye on the market in your area will give you an idea of which is best to use. Go for the one that seems to have a good turn around time.

sounds familiar
we put ours on the market last april, and got an offer firstly 20k below asking price, then he upped it to 10k below. agent advised us to turn it down as it had only been on the market 5 weeks.
we are still here, probably about a dozen viewers later, changed agent (to a very good one in our opinion). 2 weeks ago, a young couple came, really liked it, blah blah blah, eventually we agreed a price this monday just gone. the agent now cannot get in touch with the couple. they have not returned calls/switched their phone off. the agent has sent them a compliment slip asking them to contact agent - nothing!!! it looks like we are back on the market.
we are really down in the dumps about it. but what can you do? when we do get a viewer, i am such a mood about cleaning the gaff, because i know that it will be such a waste of time.
i cant really say 'chin up' because i cant even raise mine off the carpet....
