Default Feel Sick!!!!

The lady who was buying our home and who has done the searches/survey well her purchasers have backed OUT so we are back to square one now feeling sick as were hoping to be there at christmas and never wanted to have another christmas here in the uk with the INLAWS!!!
Dont know wheather to stay and let hubby validate his visa in Jan and we go once the children have finished there education (We Aussies so dont need a visa hubby has his) or to carry on try and sell.
FEEL SICK MORAL SUPPORT NEEDED!!
(starting to wonder if its fate we not supposed to go!!)

this is the problem with house buying chains, somebody right down the chain from you can cause the whole thing to stall.

i sold a house 4 years ago and got right up to the last week twice only to be let down by the chain.

dont worry you will get there in the end, what is meant to be is meant to be.

know how you feel, estate agents phoned me this morning to tell me that the buyer was pulling out so im back to square one again but we've sold it once so we'll sell it again it just gets frustrating that nothing is goin to plan

That is a nightmare. Don't suppose there is any chance she will continue with the sale anyhow as she has paid for surveys etc? I guess its a big loss (financially) for her too.

If that does not happen lets just hope you get a nice BIG new offer quickly!

Yes she still wants our house and has told our solicitor she does but do we wait for her to sell which could take ages or do we place it back on the market and hope to get a cash buyer with no chain!!!
we have said it goes back on the market but I dont think she is that worried as she knows if we get a buyer they have to still get searches/survey done and therefore she has time on her side if she sells her own property first!!
STRESSED!!!Going to have a bottle of wine now!!!

Put house back on market to add pressure to previous buyer, plus you never know who may come around next with no chain!
In my experiance these things all ways work out in your favour

i would second that, give yourself as many options as possible.

Thom, I really feel for you at the moment. Sellling houses SUCKS over here. The only consolation is I am told it is a lot easier in Aus.

I hope you get another buyer soon and that it all works out. We are hoping our buyer sticks, but you never know. If it all falls through now I will be drinking a lot !!

My god Iam glad to a certian extent that I have never owned my own property reading some of the scare stories on here I know Tinaj has been through it over the last weeks

we are hoping to exchange tomorrow with completion on friday i hope it will go ahead as we have the removers in tomorrow will live with my parents until nov 21 and fly out via singapore on nov 24th the kids are sleeping up there now so we can get rid of the furniture will be offline for a while as hubby has to build a computer for my parents so they can keep in touch

sounds like the best advice - dont take anything as a bad omen, its just bad luck it turned out this way. YOU are in charge of your destiny, not some housebuyer who thinks they are the centre of the universe! who knows, you might get a better offer!!

Hi – how are you feeling about things today? Hopefully things are looking a lot brighter with a new day!?

I have just been through the process of selling my own flat – I cried and ranged at the entire process, shouting at solicitors, buyers and estate agents on more than one occasion. I had a headache every day for 3 weeks, developed some kind of eye infection, upset tummy you name it. I certainly thought it was all a “bad omen� and wanted to call the whole thing off. Sounds so much like what your going through!

Are you limited on time left to enter Oz or just keen to get going? Either way I think you will have to consider carefully the reduced price option. Unless your going to take a substantial wack of cash off your home reducing the price might not have a massive effect. (Remember the days when you were buying – you told the agents you wanted to spend £100k so what did they do? Send you everything on their books upto £130k! They will still be doing this now so your home will still be seen by those who don’t quite have enough – if someone in this bracket is interested they will still come and haggle on the price). As you say house price increases are still around in Oz and with exchange rates going through the floor you need to be in the best financial position you can be in.

Can you tell your agent that you are still interested in this lady’s option but you need other buyers to see the place too. If she can get her place sold before another offer comes in all well and good – but if not you will take another offer in order to sell. I think that is entirely reasonable under the circumstances. I’m sure your agent will be up for this – for them a sale is a sale = commission!

I guess another option is renting. I discounted this as I did not want to see any profit I made go to the Aussie tax man. I also thought it would be easier to make the emotional break without holding on to property here.

I think the market may not be as bad as you think – I live in London (which is reported to be one of the worst hit areas). When my sale looked really bad agent and I started to think it was all going to fall through we began to remarket. Within a few days my agent had 4 viewings lined up. There are people out there looking to buy.

I really hope things start to get better for you – I’m sure they will.

Thanks everyone for words of comfort at this difficult time.
Hubby has to be entered Australia by Feb 15th so have some time for him to decide what route next to take.
Just to eager to get there really and should be patient as good things come to those that wait aint that the saying!!
Anyway we have told multi agents to pull there socks up and show us how they earn there bloody commision!!And going to contact even more agents this week and then maybe reduce the price in a month if no further along.
So Thanks again and to anyone out there in similar situation rememeber you are not alone!!!
Feel better today and going to have a drink to celebrate you all picking me up when down!!THANKS

NOOOOOOOOOOOO !!! ITS A NIGHTMARE!!!!! .:scared:

I wish I hadn't read this thread now, don't know if I will sleep because of all the worry.

Our house sale is "proceeding" but like everyone we could find that it falls through. Problem is that we need to book flights, hand in notice at work, book accom in Oz etc etc or else we will be home less in UK !!!!

Spoke to my boss today, asked if I could give 1 months notice with the provision that if house sale falls through I can extend this to 6 months. Haven't got an answer yet.

Anyone got any ideas on how this could be done?
