Hi Mick,
Me and Clive were just talking about you guys, I just said that I really have to get together with Claire and have a good ol girlie gossip. Clive said he will try and take me to meet up with her next week, cos I havent got the little one so I dont have to be back in time to do the school run.
Ive empowered myself and decided to go go go.
Hows things with you. Did the sale go through, please tell me it has and that we are all going to be on the same flight (wow hope they have plenty of champagne of that one
)

Thanks guy, maybe I will set the way to go - watch this space. Sorted out mortgage, now gotta do lettin agents, tax man - no match for me mate the way I am feeling, so positive and gutsy.
Will keep u all updated as to how I get on and how viable it is to do it, dont let them get to you is what I say
I am refusing to put my house down anymore that what I have, I will get someone to rent it and then when all the scaremongering has gone in a few years, then bam bam I will reappear and sell my beautifull home for what it is really worth to someone worthy of buying it.

We are awaiting our Visa, but have decided to not even try and sell the house for a few years with the market being the way it is at the moment. As you say, it is one less thing to worry about!

I am thinking of Weds 10th September, cos I have got about 5 weekends that have great things going on before I leave this country, nothing really happens in this country so when it does, me want to be there 
Im soooo excited now cos I really know Im going, Just got to break it to my 2 older kids now, oooops another glass of wine disappeared, mothers courage needed.

We are also thinking off renting out our house but when i've looked into it, it sounds a bit complicated. Where do you start
And what do you do about someone looking after the house when your in oz. Then there's the tax you have to pay. I don't know what to do could you help please

Hi, Sorry to butt in. We have had lots of different agents round to look at renting our house out. Where to start...get an agent to come and value how much you can get for your rent (most important thing)..The agents do different services i.e they could just find you tennants for a one off fee or for a monthly % they will find tennants/manage property,regular checks etc. We have decided to go for the full service and let them manage our property. They will contact you via email should they need too.
How the tax thing, im still a bit unsure about that, we wont be making any profit from our rental income so not sure iof that affects us. If you need anymore help, PM me and il have a look through our documents from the agents.

As stated above. Getting a good agent is the most important thing.
Im no expert at this, never done it before but this is what I have done so far.
Went to mortgage advisor and he swapped our mortgage for a interest only mortgage (which saves us around £120 per month). Went to Letting agent who told us for a one off payment of £150 they will sort out a good tenant, fully investigated for good credit etc, then they take 10% off your monthly rental.
The agent we will go with will;
Sort of tenant for place
Do inventory
Send us statement of rent and anything else that we need to know
sort out problems if anything goes wrong etc
As for the tax bit I dont know about that because I havent done it yet. I will be doing that next week, apparently you have to go to tax office and ask if they will offset tax on your rental income, i.e. if your mortgage is £400 and your rental is £600 then you ask them if they will not tax you on the £200 but only tax you on your £400 mortgage (Apparently it is worth asking as some tax offices do and some dont) Will update you on this when Ive done it.
But as I say the secret I think is to get your mortgage down as low as you can and get a really good agent that will deal with everything here.
