Costs associated with buying property in Aus
Hi
we're beginning to look at houses in Aus. Obviously when buying houses, there are costs associated (surveys, titles, deeds, development etc).
Can someone tell me
1) What needs to be done from a buyers side when buying a property
2) What to look out for
3) Is there a stamp duty / equivalent and what rate is it ?
4) Does a solicitor manage all the work, or do you need to get other people involved ?
5) Roughly what kind of ballpark should we set aside for this (e.g. 8% of purchase price, etc)

This seems like a stupid question, but under a skilled independent visa (if granted) we will have PR status. This would seem to imply we would be eligible for first home grant, despite us selling a home in the UK - have i read it wrong ?

All Victorian first home buyers who qualify for the Government’s $7000 First Home Owner Grant (FHOG) will be eligible for an additional $5000 grant paid by the Victorian Government known as the First Home Bonus. This brings the total Government grants available to Victorian first home buyers to $12,000.
The First Home Bonus will be available for Victorian properties where the contract is entered into on or after 1 May 2004 and before 1 July 2005, and where the consideration paid under the contract is no more than $500,000.
