Re: Buzzy's House Build
We have an architect!
We have found an architect who has a lot of experience in designing ICF constructions, and he was officially appointed today. It's considerably more expensive using an architect than using a house designer or architectural draughtsman and we took a while to make our minds up on this matter however with this specialised material we did want to use someone with experience.
We are also organising a features, levels and confirmation survey. This will detail the levels of the hill in the building envelope, all trees, vegetation etc and ensure that our boundaries are in the right place and no neighbours have stolen our garden.
We also have received confirmation from the Estate Developers (Australand) that we can build in ICF. We were a bit concerned about this as their covenant only mentioned brick and masonry facade, however once they had seen details of the product they readily agreed which is a big relief.
The other piece of news is that the blackberries growing on our block taste delicious!
Onward and upward...............

Keep the photos coming!
Beware the blackberries - they are classed as "noxious weeds" (NSW) and might have been sprayed.

Re: Buzzy's House Build
OK update for anyone who's still listening.
The architect has finished sketch design, so we have a room layout. He has now started detailed design, which will be much more accurate and will show everything like which way the doors open, where the windows are and what size they are etc etc. He will also be getting a computer 3D model done so we can look at the house and see how it sits on the block etc.
Last weekend we got a measuring tape, some sticks and survey paint and marked it out on the block. This was a very useful exercise as we found a couple of things that would need taking into consideration, the laundry door opened into a tree and there was a very tight turn to get into one of the garages. I recommend anyone building marks the house out on the block themselves as you really get a feel for the size of the house, any views you may get from different parts of it and get an early warning of potential issues such as those.
We have also had the council provide us with a stormwater drainage plan, the water company has provided us with a sewerage plan and we have had a feature level survey done, which apparently is a pre-requisite to getting a building permit.
One other bonus is we have met some more of the neighbours, a couple opposite who are originally from Derby, though 40 years ago. They have several grandchildren including some that are the same age as our girls, and they are very friendly and welcoming, bringing us drinks on hot days when we're on the block and giving us good tips on building in the area. So we're very happy to have met them.
For those of you that like pictures (and I know I did when looking at other's projects), I've attached three more - one of the block looking from the opposite direction to the previous photos, and two showing what the city and sea views should look like from the upper floor.
