buying land and getting a new house built in - advice please

Default buying land and getting a new house built in - advice please

Hi
we have been house hunting for about 4 months in Sydney (Northern Beaches), we cannot find the right home

Today we viewed a few plots of land and this seems the best option for us.

How do you know where to start with getting your own place built. If you buy a knockcdown can you presume you would be granted permission to rebuild.

I would realy apreciate any help on this

Check with the local council (Warringah?).

If you are building a project home check the minumum boundary dimensions required. Once the plan is modified to suit the site, the costs will go up quickly.

If it's Pittwater they are shockers apparently - like my own Wingecarribbee! You just have to stick your heels in and fight them until you get what you want.

It's especially interesting when the local council requires you to have/not to have things that the state BASIX reqires you not to have/have!

Keep going into the local planning office as much as possible to familiarise yourself with planning rules. Have lots of questions, show that you are willing to learn. Building a working relationship with the planning dept will help keep you on the right track, and show them that you do care about the impact of your development etc.

Pls keep us updated

First contact the real estate agent to find out about the land price, covenents etc.

Then, talk to some builders. You can either go with an off the peg design or have an architec (sp?) design one to your exaxt reqiurement. Or you could go owner builder!
