Any tips for securing a home rental?

Default Any tips for securing a home rental?

Hey all!

I keep hearing that you get loads of people at every open house viewing for rentals.

But someone must secure a deal on each property.

So what's the best way to actually stand a chance of getting the rental you want?

Any tips greatly received - sure there are loads of people like us who would definitely benefit from your sage advice!

Go with the application already completed. We offered three months upfront (and were accepted with the dog). Take character references. Once you have view speak to the agent and go straight to hand the form in.

Question 2: where do you get the application from? Assume you go to the agents before the day of the viewing for the form, right?

In our experience, having the form there to hand made no difference. We would go and view, the agent there would give us the form anyway, and we'd go away and decide if we liked it, then have a think and put in an application. We saw about 20, liked two, put in both applications and got accepted on both. This is inner easter suburbs in Melbourne.

We offered two months rent up front as neither of us are working, and they accpeted this, plus the bond. No big deal.

I'm sure areas have differences but this was for a 4 bed house in Camberwell.

Where are you going...? Some places have high vacancy rates at the moment and you might be one of only 2-3 people that bother to view...

Collect it from the office prior to viewing. Make sure all boxes are filled in. Easier without pets but can be done. Last rental we had said no pets but because of our application we were accepted on our application.

I also have a large indoor dog and always do as Ginny said. I get all the forms from each agency on my first day. I put a intro letter, the form, some references, wage slips, bank details, statement of last rental showing rent paid on time, veterinarians letter in a nice folder. Obviously in the beginning I didnt have some of these things but I just added as I went along my rental pathway.

This is what I put in last time:

Employment Contract
Last Two Payments

ID Requirements
Driver license (40)
Tenant Ledger (40)

Phone Bill (30)

Additional

Dear Sir/Madam

Application to Rent

Please find attached our tenancy applications for the above property.

We are planning to move to the Sunshine Coast with our two daughters (2 and 8 months old) and 4 year old, family member dog. I understand that dogs may be allowed “on application” and I thought that I would give you a little more background information in order for you to assess our situation. Nelson is four years old. He is very much a family dog and is rarely left unattended. He does not chew or indulge in any other destructive behaviour and is very well trained. I SOMETHING ABOUT MY WORK.

We have had Nelson at our last three properties – all of which were very nice houses in excellent condition. We received full bond returns on all of them and we are more than happy for you to contact our previous landlords for references. We are also happy to have included any “dog specific” clauses in our contract if any point needs clarification and to pay a higher bond value if damage is a concern.

My husband, Andrew has an installation business (www.wkyp.com.au) and is an excellent handyman. If approved we will treat your property, pool and gardens as we would our own and you can rest assured that would be vacated in the same condition than when we took on the tenancy.
