Any ideas where to rent in Perth????

Default Any ideas where to rent in Perth????

Me and my girlfriend are moving over to Perth at the end of the year,initially on a 12 month working holiday visa.I was just wondering where the best place is to look for a reasonably priced property rental?We are open to ideas with the property type,be it a house,villa or apartment.We would like to be quite close to the beach (not too fussed if it's a short drive) and not a million miles away from Perth itself.We have never been over there before,so pretty much going blind,so any help or info would be greatly appreciated.Craig

Check out realestate.com for some ideas of location and prices... Usually its pretty hard to get a rental whilst out of the country so a holiday rental for a week or three and a lot of leg work round all the agents is what happens... Bring references from previous landlords and banks etc if you can... That may help...

Location? You'll have to work that one out for yourselves... You know what you want or need... Have a look around..

Agree with above, we just got here and we holiday letted like most who move over, it then becomes a game to actually find something you like in your price range and in a area that suits all your requirements.
Then you have to fill out all these forms and wait for the owner of said rental your after and see if your the lucky winner to getting the place, so much stress especially when theres kids in tow and your holiday let ends soon
It's all part of the test/task of getting here and settling in i suppose, if you want it that bad, then hurdles you will have to jump.

I've found it's quite stressful even when you're not on holidays here trying to rent!

Your best bet would be to check out various real estate agencies near the area where you'd like to live - generally they tend to specialise - and make contact with the property manager - often times they have places 'coming up' that aren't quite yet empty but will be relatively shortly and you may be the perfect person for that spot!

If you were renting in the UK, I'd also advise to bring in some rental references - it really helps in giving you that extra leg up on the competition here in Perth. Competition whilst renting is FIERCE!

As you're a young couple, I would suggest looking at suburbs closer to the city centre, rather than deep in the more family-orientated suburbs. They are also closer to pubs and night clubs. These suburbs are more likely to have good bus and train services and a variety of housing, including units (flats), townhouses and villas, rather than the larger family homes that dominate some suburbs.

Examples are:
Scarborough
Wembley
West Leederville
Leederville
North Perth
Mt Hawthorn
Subiaco
Nedlands
Shenton Park
Jolimont
Daglish
Claremont
Cottesloe
Mosman Park
North Fremantle
Fremantle

Look on www.realestate.com.au, www.reiwa.com.au and www.domain.com.au for examples of what's available at the moment. You will also be able to see the individual real estate agencies, so that you can contact them ahead of time. Rentals can be arranged very quickly if you're lucky. If you're coming at the end of the year, rentals near the beach get snapped up very quickly, so be prepared with all the documentation so that you can be quick off the mark.

In most of those areas finding a reasonably priced house or villa will be difficult. Anywhere west of Perth CBD you can drive to beach in about 20 mins. Ask yourself, will you spend more time on the beach or more in pubs and cafes etc. If your answer is the later then apartment in Leederville, Mount Lawely, Mount Hawthorn, North Perth, Subiaco or Fremantle should be top of list, but Fremantle is 40min drive on a good day to Perth.
Competition is not as fierce as I was led to believe, theres plenty of availability. Its a good idea to look at the websites mentioned and then phone agent and ask for private viewing before its open for viewings. Some won't, many will. Best documentation you can have are employment contract and Australian bank account with some money in it. And references from a good friend who can say your the best tenant ever. Agents will check so get your story sorted beforehand.

There are some townhouses available in these suburbs at reasonable rates, but a unit would be easier to find and cheaper for a young couple. There's a 2 bed townhouse for $340 in Scarborough, walk to beach and on bus route. Another 3 bed place for $450 right next to the dunes. There are 1 bed units in Claremont or Mosman Park for $250-300. I think you'd be mad to drive to work, especially from somewhere like Freo where there's a train line, unless you worked outside the CBD where the connections would be a pain.

If i didnt have kids... Was thirty something (can't remember what twenty something was like so hence the thrity something) and renting not buying I'd DEFINATELY go for Freo...
