There were a few surprises along the way,and most of them fall under "nasty".
First was the quote - the house base price was $127k and by the time all the extras were on it had risen to $222k.
I have to say that we did not upgrade much at all as we were really happy with the builders standard specs.There are some builders whose standards are things like acrylic basins,and who charge extra for flyscreens etc,but Rossdale are pretty good.Choice for the tiles eg was massive and we are more than happy.In fact our only real upgrades were the hob:we wanted a wok burner and that was an extra $750.We also chose to have the builder do the outside paving and driveway,that was around $9k,but again seems reasonable - I have a friend who has been qouted $17k just for a driveway around 3m long!!
Our main surprise was when the land had been levelled.The building envelope meant that the house was set further back than we had realised it would,-an n oversight on our part - so we have lost a lot of back garden-ours is mainly at the side and front.There is only 4m at the back,but this will have to be stepped with retaining walls because of the slope.
Next mistake was not building the retaining walls first.We are currently waiting on a quote,and may even have to leave the paving until after we have moved in as a bobcat would make a mess of any new paving .Obviously this is not ideal,will find out more tonight when the builder phones back.Pics attatched of our roof,family room with the plasterboard up and front of the house.
