Can anyone tell me is it commonplace for the 14,000 FHOG, and the cost of stamp duty to be paid upfront out of your own pocket, in order to settle?
I was under the impression that settlement agents, brokers etc work to obtain the grant so it is all ready for the settlement date. Now I am informed that the stamp duty costs are tied up with receiving the FHOG, even though the property is under $500,000.
I would appreciate other peoples experiences of this.

We had to pay the full amount for the house, then we had to apply for our $21,000 back. It took about 5 weeks for that money to come back to us.
As for stamp duty, we didn't have to pay any when we bought our house, and that was undr $500,000

Did you have your UIN number? I'm thinking what about if you don't have the money upfront.... and if you do, the loss of interest on it for the length of time for it to come back, and they are no guarantees. Then I guess you would have to pay for it anyway.. Its all very stressful when I was lead to beleive it would be sorted beforehand.

our agent took care of all ours and we didn't have to pay 'up front' and claim back. On settlement it stated on the paperwork FTHOG was used as part of the deposit and part of the fees.

We got our money back ten days after applying for it, the conveyancer organised it all and money was paid straight into our account.

I have already organised the mortgage loan through a broker, and paid the settlement agent the outstanding amount. The property was part loan and part my money from previous house sale in UK. So do I pay the bank the 14k FHOG also 13k for the stamp duty? Then I can expect to get this all returned to me at a later date?
