Until you run into either AMT or tax-deduction phase-out territory... quite easy to do in CA :frown: And as has already been pointed out, you're deducting it from your income, not your tax.

An incomplete calculation. What you need to do is compare the after-tax carrying costs of owning against the cost of renting an equivalent property. Typically those costs will be interest, tax, insurance, maintenance or hoa, plus loss of interest on any down payment or equity in the house. You can then determine the rate of appreciation (or depreciation!) needed to break even with renting. Where I live, I need a 3 to 4% appreciation in property value per year to break even.

I've heard it too and heard it doesn't work. I suppose under such circumstanes anything is worth a try.
