It's the history, not the score that matters. The score itself is pretty meaningless.

we got our first mortgage here in 2008 exactly same position as you. L1/L2 green card applied for but not obtained.

had to jump through silly amounts of hoops during the application - but we did get it.

We bought our house with a FHA mortgage 4 months after we arrived on an L visa, with the FHA standard 3.5% down. We went through BoA who used a company called Landsafe to build a credit profile - we gave them details of our UK creditors and they conference called us in while they called those creditors and asked them for references, details of payment history, etc.

It's doable, but I would be very sure that you really want to stay in the area that you'll be buying. In hindsight, I probably would have chosen a different area to live in.
