Its not just Florida...$8K for property tax seems quite a bargain to me.

The saddest thing is that the state is basically one large nursing home.

There are hundreds of Floridians, including a few I know, who have lived here all their lives, worked hard for their homes and just can't afford the taxes on their homes anymore and who have moved down to South and Central America because they just can't live here anymore.

And it isn't going to get easier, unless they lower the property taxes all over the state.

Raising homestead exemption from $25k to $50k is not going to help much, to be honest.

When your taxes start getting close to $1,000 a month then it is second mortgage. It's ridiculous. My mortgage must be made up of around 80% on taxes, insurance and interest Maybe time to downsize in terms of the house, bigger is not always better

Thing is, what are you going to find for that price? Virtually nothing.

When I arrived a few years ago, you could get fixer uppers for around 10k. The same go for around 90 or 100k today!

The homestead allowance is not so important as the Save our homes system ... where the value cannot rise more than 3% a year ...

Of course the biggest problem is for people not on a green card
they get no exception and there taxes rise tremendously every year ..

My trailer in the wood would have been $3500 but with the exception and SOH is $1900 ... up just $90 from last year ..

South Dakota is cheaper I believe ..

So is Wyoming. There are some advantages to living in this area.

SE Florida is getting too expensive, what with the insurance increases as well. Maybe it's time to start thinking about another state. I hear the SC & NC are pretty good in terms of house prices and lower property taxes.
TN in parts is pretty good. Kiplingers finance voted Nashville #1 smartest city (from a financial lifestyle perspective) to live in the USA. I would personally avoid Knoxville unless you want to retire and would avoid Memphis in general

I also like raleigh, but nothing in SC appeals apart from as a vacation destination
